Inspections, & Contracts—
It’s Also About People. And Occasionally… Their Ghosts 👻.
I represented a Family from Staten Island who were searching for a Horse Farm 🐎 🚜 for Their 🐎🐎🐎Horses. After some time, We found a Beautiful property in Cornwall, Connecticut—a Farm that had previously been under contract, then returned to the market.
The Timing Felt Right, & the Clients Were Thrilled.
With an Executed Contract on the Primary 10-Acre Horse Farm🐎 🚜 & shortly afterward negotiated an additional offer on the Adjacent 5 acres, Creating a Potential 15-Acre Parcel.
Inspections were completed.
The perc test passed. Everything was moving smoothly toward closing.
Then I Received a Phone Call ☎️.
They No Longer Wanted the Additional Five Acres.
That wasn’t an issue—we were still within the contingency window,
& Their deposit on that parcel was protected.
But the Horse Farm🐎 🚜 Itself was Another Story.
I explained Calmly & Clearly:
All Contingencies on the Farm had been Satisfied They Were Cash Buyers
There was $60,000💰 in Escrow
If They Walked Away Now, The Money Would Be Forfeited.
The wife confidently replied, “We’ll Get the Money Back.
The Horse Farm 🐎 🚜 is Contaminated.”
I paused. “Contaminated… with what?” She said, “Horse 🐎 Manure 💩.”
On the other end of the phone, I gently shook my head,
Hoping, Praying 🙏, for the Lightbulb 💡 Moment.
“You’re Buying a Horse Farm, 🐎 🚜 ” I said. “Manure 💩 Comes With the Land.”
They took the matter to court.
The Judge dismissed the case without hesitation.
They Lost the💰 $60,000
I did not earn a commission.
They Sellers were $60,000 Richer & Sold the Property to
Another Buyer for $10,000 more than List Price.
About a month later, I called the Buyers—Not Out of Frustration, But Genuine Curiosity.
I reminded them that I had:
Helped Unload Their Horses in & Coordinated For Them to Pay for their stay until they close!
So I asked, “What Changed?” The answer Stopped me Cold❄️.
As They were Packing up Their Staten Island Home,
They Realized Their Ghost 👻 was Upset & Didn’t Want Them to Leave!
I paused. Then asked, “Couldn’t the Ghost Have Come With You?”
She replied, completely sincere, “No. We Love Our Ghost Very Much.”
I said, “You Do Realize You Now Have a $60,000 Ghost👻 , Right?”
She Smiled 😊 Through The Phone 📞,
“That’s Okay👌. We Love 🥰 Our Ghost👻.”
